I have to admit I do the same thing, and it is to look up your home on a website to get some information about it to see where it’s trending or what it’s worth and getting excited about it…

Hello everyone, welcome back to another week. I hope it’s been a great one so far, and this question is one that I’ve heard so many times, and it is…

I know it’s fun, I do it too. 
So as fun as it is – and I have to admit I do the same thing, and it is to look up your home on a website to get some information about it to see where it’s trending or what it’s worth and getting excited about it. It’s just an algorithm remember, it’s just pulling comps around the same neighborhood. It does not take condition into effect, it does not take any kind of costs with selling your home into effect. So again, remember when you work with a company like us you’re not paying all those closing costs or commissions that you would pay on the open market.
Condition is everything…
The biggest thing like I said is the condition of the home, it doesn’t know if maybe you added bedrooms or taken them away. It just can’t know that, it’s a computer. For an example, I met with a seller – a very nice gentleman, he had a manufactured home in a community where the highest sales price that year was $95,000. Well he came to me and said “Zillow is telling me my house is worth $350,000, but I’m willing to take $200,000”, which is great, but Zillow is pulling values from neighboring single-family detached homes, as opposed to his manufactured home which he had to pay a space rent of $1,200 a month – so it doesn’t take those things into effect.
